House Manuel

  • Extra Linens: We have extra blankets in the bedroom closets. Fold out bed sheets are in the laundry room cabinet.

  • Toiletries/First Aid Kit: We have shampoo, conditioner, body soap and other supplies in the bathroom cabinets. There is a first aid kit in the Laundry Room Cabinet. 
  • Trash: Trash can is located at the street . Please BREAK DOWN and dispose of all your trash in the trash can when you check out of the property. Trash pick up is Wednesday morning.
  • Cleaning: Cleaning supplies are located in the kitchen under the kitchen sink. There is a broom and mop in the laundry room.
  • TV: We have a TV located in the living room with Roku. Please make sure to log out of your accounts when you depart.
  • Grill: Lighters and bbq utensils are in the kitchen cabinets.
  • Neighbors: There are full time neighbors on both sides of the property. Please remember noise carries on the lake. Quiet hours are 10pm-8am.
  • Games: We have games in the cabinet in the laundry room as well as several outdoor games by the front door. Please make sure you keep all the pieces together and put them back as you found them. 
  • Outdoor Toys: We have 2 kayaks, paddles and life jackets. Guest can use these items, but please return kayaks to their stands and jackets to the hangers.

House Rules

  • Management fee covers Local tax of 7% that we must collect and remit to the city and county. State Tax is collect by Airbnb of 6%
  • Renter of the property must be present during reservation. You can not rent for a third party. Renter must be 24 years of age or older.
  • No Unregistered Guests. Only the specific guests noted in the booking are allowed on the premises. A violation of this Airbnb house rule will result in the immediate removal of all guests (and any visitors) from the property without a refund. The max overnight occupancy for this home is 6 PEOPLE including free children under 2. There can not be more than 6 people in and on the property during any point of time during the rental.
  • A $50 per night, per person fee will be charge for any undisclosed guest.
  • Quiet time is from 10 pm to 8 am. Any disturbance triggering a visit by police or a call from a neighbor will require guests to forfeit the remainder of their stay and immediately vacate the property without any refund.
  • Trespassing on neighbors property is absolutely forbidden and will result in immediate rental termination without refund.
  • No smoking is permitted inside or outside of the home. A $250 a day cleaning fee to remove odors and stains will be applied, if you are found in violation.
  • No pets are permitted. A $500 pet fee will be charged, if a pet is on the premisses without permission and we will cancel your reservation and ask you to vacate without refund if you don't pay the pet fee if it is requested during your stay.
  • Respect Our Towels & Sheets. Please be respectful of bed sheets and towels. Makeup, face creams, and tanning products will stain and/or bleach linens and towels. Un-salvageable linens and bath towels will be charged to the guest. $8 for each damaged towel and $10 for each damaged sheet.
  • This home is on a septic system. Because of this, there is no kitchen sink disposal. Please put scrap food in the trash. Please don't flush anything other than toilet paper. NO flushable wipes or sanitary products can be flushed down the drain. Absolutely no grease/oil down the drain.
  • No water balloons or confetti. There will be an extra charge of $200 to clean up confetti and water balloons in the yard if found.
  • No fireworks. You will be charged a violation fee of $250, if it is found fireworks were discharged on the property as well as any fees to clean them up and repair damages caused by them.
  • No bouncy castles, water slides, etc. You will be charged for any sod that has to be replaced and if the septic has to be pumped as a result of a bouncy castle or water slide. It cost $500 to pump the septic system.
  • This house is not fenced off from the water in the backyard. Small children should be supervised outdoors at all times and should wear a life jacket by the water.
  • No Parties. If guests are found to have had a party without host permission, which results in extra cleaning, guests will be responsible for extra cleaning charges and in the unfortunate event of the disruptions alerting neighbors or police, GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY WITH NO REFUND.
  • If guests are suspected of carrying and/or using illegal drugs of any kind, the authorities will be engaged, and GUESTS WILL BE ASKED TO VACATE THE PROPERTY IMMEDIATELY.
  • Guest Agrees To Pay for Damages Exceeding Deposit. Any damage made to property or furnishings which exceeds the deposit amount will be billed to the guest and will be reported to Airbnb.
  • No Food or Drink In Bedrooms. No eating of food in the bedrooms. Guests will compensate host for any food and drink stains in the bedroom.
  • Property offers access to recreational and water activities. Guest agrees to fully indemnify and hold harmless the Owner and any and all agents, employees, or contractors for any injury or damage caused by these activities.
  • There is a late check out fee of $350 unless you have authorized permission with the host to stay longer. Generally we will work with you if you need extra time and have called and arranged it with us, but if we are in a back to back rental situation, you must depart by 10am, so we can get the home ready for the next guest.
  • WE ARE NOT RESPONSIBLE FOR ANY ITEMS LEFT or LOST on the property. We will try our best to locate them and send them back and charge you the shipping cost.
  • If any of the rules are not followed or the property is damaged leading to the refund or discount of another guest following your rental, you will be responsible for that loss of income.
